南港地處台北地區最東邊的新興開發區,因都市再發展,公私部門不斷的大興土木,加上內湖垃圾山的開挖,對環境產生相當程度的衝擊,致影響南港、內湖及汐止居民的生活環境與健康。然若透過民間的綠建築消費標籤才能建立環境影響力。 本研究透過文本資料研究、深度訪談及直接觀察法探究:台灣現有適合中古屋的綠建築評估方法,加上分級消費標籤,運用在台北市南港區房屋公司中的創新服務項目,是否也同樣讓購屋者能輕鬆辨識建築有多綠,在水電價長期調漲與環境氣候變遷下,使綠建築消費標籤成為市場主流。 The newly developing area located at the farthest east of Taipei district– Nan Kang. Due to the city’s redevelopment, public and private sectors continuously carry out large scale construction and the dig of Nei-Hu’s rubbish dump which have given a certain degree of environmental impact to affect the life and health of inhabitants in Nan-Kang, Nei-Hu and Xi-Zhi. And see if through the consumer eco-labeling of civil green building can create its environmental influential power. This research is based on studying following research material, in-depth interviews, and direct observing methods: the evaluation method of green building on the present suitable second-hand houses in Taiwan, adding the classified consumer labeling, and using the innovating service items of the real estate companies in Taipei Nan-Kang district. Can it also let the house purchasers easily distinguish what the green-degree of a certain object is? Under the long-term stagnation of drinking water & electricity and the environmental climate changes, the small green building consumer labeling will turn into a mainstream market.
